Former Linpac Units

In the autumn of 2006, Constructive Environmental was selected by Mecabury Properties to undertake ground contamination investigation works at the former Linpac site in preparation for the first phase of redevelopment of the site. Mecabury Properties is one of two companies which make up the highly regarded Rawleigh Property Group established in 1994. Mecabury Properties handles commercial investment and development opportunities with projects spanning from Kent all the way through to the West Country.

The site is located to the south of Chichester Town Centre upon Quarry Lane off the A27 By-pass. Historically the site operated as a landfill during the 1960's to the early 1970's. Later the site was developed into several industrial units which became the home of Linpac Packaging and is now being redeveloped and refurbished forming the new Chichester Trade Centre.

Ground contamination investigation works were completed in order to establish any contamination hazards and ensure the development complied with current building regulations with regards to environmental concerns. Phase I of the Chichester Trade Centre redevelopment was completed in the summer of 2008 and preparations are being made for the next two phases of works.

Phase I works comprised Stage II Ground Investigation and Stage III Remediation and Validation of the site provided by Constructive Environmental. The Stage II works included four boreholes to a maximum depth of 10mbgl using cable percussive techniques, four in-situ CBR's, two hand excavated trial pits to a maximum depth of 1.2mbgl to expose existing foundations and testing samples for various suites of contaminants.

This was followed by a series of internal and external gas and ground water monitoring rounds and recommendation of the necessary mitigation measures to be implemented.

The stage III works involved further gas and groundwater monitoring, post construction and identified the areas in which mitigation measures were to be installed and the validation works required in order to enable “sign off” by the statutory consultees for planning purposes.
